Where this company started, and where the wind arrives first.

East Lyme is where I grew up, so this end of the coast is personal as well as professional.

It is also the most exposed part of our radius. Properties along the Old Lyme and Niantic shorefront sit in coastal wind zones where uplift, not gravity, governs the structural connections. A continuous load path from ridge to footing is not an upgrade here, it is the requirement, and the hold-downs and shear walls that deliver it have to be designed in from the beginning.

Inland, the character changes fast. Lyme is rural, wooded, and full of properties where the wetlands commission has more say over your project than the building department does. Septic capacity and well position can quietly determine how many bedrooms an addition is allowed to contain.

What building here actually involves.

  • Coastal wind zone. Uplift governs the structure, requiring engineered hold-downs, shear walls, and a continuous load path throughout.
  • Elevation candidates. A high proportion of seasonal cottages that are better lifted onto a compliant foundation than replaced outright.
  • Salt marsh edge. Wetlands buffers, restoration requirements, and erosion control conditions attached to many approvals.
  • Septic and well constraints. Rural properties where capacity, not zoning, sets the practical limit on an addition.

Two kinds of project dominate here. On the water it is elevation and envelope work on cottages that were built for July and are now lived in year round. Inland it is additions and reframing on rural properties, where the limiting factor turns out to be the septic system rather than anything structural.

The elevation projects are the most satisfying work we do. A house that has taken water repeatedly, lifted onto a new foundation at a compliant level, properly insulated for the first time in its life, and handed back to owners who no longer watch the forecast in October with dread.

We also do a good deal of exposed timber work along this stretch, because the houses suit it and because the views deserve a structure that opens up to them rather than one that hides behind small windows.
