Any competent general contractor can hang drywall. The money on a shoreline project is won or lost long before that, in decisions most homeowners never see.

Whether a foundation needs to be underpinned or replaced. Whether a wall can carry a wider opening without a steel beam and a new footing. Whether the cladding you fell in love with will survive twelve winters of salt spray. Whether the finished floor elevation clears the flood requirement by enough to matter to your insurer. Those calls set the budget, and once they are made badly there is no finish carpenter alive who can fix them.

That is why we work in seven categories instead of forty. Each one has a permitting path we have walked dozens of times, an inspection sequence we can schedule around, and a set of failure modes we know to design out on day one.
