A waterfront lot is the best thing about a shoreline house and the hardest thing about building one. The view that sells the property is the same exposure that will test every assembly you specify. Wind driven rain finds the flashing detail you rushed. Salt aerosol finds the fastener you saved four dollars a box on. The tide finds the crawlspace you did not vent correctly.

We build in that environment on purpose, which means the decisions that protect you are made at design stage rather than discovered at year six. Finished floor elevation is set with the flood map, the elevation certificate, and your insurer in the room together, not afterwards. Structural connections are specified for uplift as well as gravity. Every exposed fastener, hanger, and connector is hot dip galvanized or stainless, with no mixed metals sitting against each other waiting to corrode.

Then there is the review process. Coastal work in these towns can involve the building department, the zoning commission, inland wetlands, and in some cases the state Department of Energy and Environmental Protection. Applications are sequenced so one approval does not expire while another is still being heard. We have walked that path in every town we work in, and we file it ourselves.

What is included

Where the budget actually goes

  • Elevation and flood compliance. Survey coordination, elevation certificates, breakaway construction below the flood level where required, and flood vents sized to the enclosed area.
  • Structural uplift design. Continuous load path from roof to foundation, engineered hold-downs, and shear walls sized for the coastal wind zone.
  • Envelope that survives salt. Rainscreen cladding with a drained and vented cavity, stainless fasteners, and flashing detailed for wind driven rain rather than fair weather.
  • Site and drainage work. Grading that moves water away from the structure, erosion control during construction, and restoration of the coastal buffer where a commission requires it.
  • Full permitting. Building, zoning, inland wetlands, and coastal site plan review handled and tracked by us.
  • Utilities and resilience. Elevated mechanical equipment, generator provision, and service entries positioned above the design flood elevation.

Elevating an existing house instead of replacing it.

Plenty of shoreline homes are worth saving and cost less to lift than to rebuild. If the frame is sound and the layout works, raising the structure onto a new foundation at a compliant elevation is often the better answer, and it can transform what your flood insurance costs every year.

The work involves temporary steel, a controlled lift, a new foundation built underneath, and careful reconnection of every service. It is disruptive and it is not cheap, but it preserves a house that already sits correctly on its lot with mature planting and a view nobody could replicate.

We will tell you honestly which side of that line your house falls on. Sometimes the answer is that the frame has taken too much water over too many decades and you are better off starting again.

Usually yes, but the design has to start with the flood zone rather than the floor plan. We pull the flood map and the elevation certificate first, establish the required finished floor elevation, and design upward from there. In a coastal A or V zone that may mean breakaway walls below the flood level, flood vents, and elevated mechanical equipment. Those requirements shape the whole house, so they cannot be added later.

Expect three to six months of review before a shovel moves, sometimes longer if inland wetlands or a coastal site plan review is involved, because those commissions meet monthly and a missed submission deadline costs you a full cycle. We file early and sequence the applications so approvals do not expire while you wait on another.

Yes, if they are installed on a drained and vented rainscreen rather than flat against sheathing, and if every fastener is stainless. Cedar laid directly on a wall will trap moisture and fail early. Detailed correctly it silvers beautifully and lasts decades with almost no maintenance, which is exactly why it became the shoreline vernacular.

Almost always. We prefer to be brought in during design so we can price real assemblies and flag details that will be difficult or expensive to build before they are drawn into the set. If you do not have an architect yet we can recommend several who work regularly on the shoreline.
