Where the river meets the Sound, and the flood map gets complicated.

Old Saybrook sits at the mouth of the Connecticut River, which makes it one of the most rewarding places on this coast to build and one of the most technically demanding.

Properties on Saybrook Point, along the causeway, and out toward Cornfield Point carry flood requirements that shape a design from the first sketch. Finished floor elevation, breakaway construction below the flood level, and flood vents sized to the enclosed area are not details to be resolved late. They determine how many steps lead to your front door and whether your mechanical equipment lives in a basement or on a platform.

Inland from the water it changes completely. The village houses along Main Street and the lanes off it are largely nineteenth century, timber framed, and full of the alterations three or four generations of owners left behind. Different problem, different trade skills, same town.

  • Coastal flood zones. Much of the shorefront falls in zones that require elevation certificates and compliant construction below the design level.
  • Mixed housing ages. Nineteenth century village stock inland, mid-century cottages on the water, and recent rebuilds after storm damage.
  • Seasonal population. Summer occupancy means most homeowners want major work scheduled between October and May, so the calendar fills early.
  • Salt exposure. Properties near the point take direct wind driven spray, which rules out several cladding and fastener specifications entirely.
